IN THE FACE OF THE MEDIA

According to recent broadcasts by the media, the Canadian public are told to brace themselves for a real estate crash, along with a general market crash. I believe that we hold too much stake in our identification with the good ole U S of A. Major Canadian banks, economists, mortgage brokers...just a small list of Canada’s professionals all state that our market is NOTHING like the USA’s.  Here are a couple of examples of the differences:

It’s a Buyer’s market!!! The Market has taken a full turn form a very active Sellers market over the last 3 years to a much slower Buyers market. We have seen many more listings coming on the market and over 40% less sales taking place from the same period last year.

As the market changes we need to be able to change along with it. This means being more educated on the changing market and unfortunately for Sellers it means being more reasonable with the list price of their homes. With so much competition out there homes are not selling for the same prices they could have last year, nor are they selling as fast.

Technical smarts will only get you so far in the Real Estate business. Ethics and morals are the other part. In the small world of Real Estate you needs to be careful of whose toes you step on, you never know when it will come back and bite you. Realtors base their livelihood on cooperation with other Realtors; showings, offers and closing deals. We need to be able to trust our fellow colleague that they are not only looking out for the best interests of their client, but as well the interests of our industry.

Kitsilano Listing

I had an open house on the weekend at 207-1935 W 1st Av (Cypress & 1st) in Kitsilano.  It was incredible - there were about 60 groups on each day at the open house.  I have never had such a turnout for an open house.

We were accepting offers on this listing on Sunday evening and we had 7 offers - all above asking.  We accepted an offer at $488,000 which made my sellers very happy.  I want to thank all of the realtors and their clients that presented offers - we were extremely grateful.

Our very own Deep Cove, North Vancouver Manual Osborne-Paradis has been doing so well in his recent races. 

Manny placed 3rd in the Jan 20th Val D'Isere, France, World Cup alpine ski race for Downhill and he took home a 9th place finish in the Feb 11 World Championships in Are, Sweden for Downhill.

Downtown Vancouver Lofts

I went to see some agent open houses in Downtown Vancouver this morning. I saw 3 new listings at 988 Richards St. in the Tribeca Lofts building in Yaletown. I thought that they were a bit overpriced for their size, but they did have some interesting floor plans. I personally like the loft style home, and I think that these suites will sell well. I however didn’t like the exposed concrete walls, I think that they might look better if the exposed concrete interior walls were finished or at least painted.
