1. You're Ready to Commit

First and foremost, if you're not ready to commit to owning a home, you should not buy a house. Home ownership comes with a plethora of responsibilities, including home maintenance, property taxes and the process of selling the property when it comes time to move. Legal fees, moving expenses, and all of the incidental costs associated with buying a home can really add up. Consider whether you have a stable job that will provide a solid income for a mortgage, and if there's any chance you'll have to relocate in the near future.

 

2. Owning Costs Less than Renting

Even after the Stanley Cup rioters gave Vancouver a nasty black eye (and perhaps a few chipped teeth) earlier this month, the B.C. metropolis still easily topped the rankings in a nationwide survey that asked Canadians to name the country's "nicest" city.

In fact, despite the cruiser-torching, window-smashing, shop-looting rampage that followed the Canucks' disappointing defeat in Game 7 of the NHL finals, Vancouver's own residents helped lift the city to a solid first-place finish in the poll with their unwavering admiration for the place that they live.

The survey of more than 1,500 Canadians, commissioned by the Montreal-based Association for Canadian Studies and carried out during the week of June 21, presented respondents with a list of nine major cities from coast to coast and asked them to name their first and second choice for "nicest city in Canada."

Are the banks doing an incredible job of retaining customers or are Canadians just too lazy to shop around when renewing their mortgages?

One finding of a survey by Canada Mortgage and Housing Corp. released this week was that 89% of consumers renewing their mortgage stay with the same financial institution. And 68% stay when they are doing a refinancing.

“They stay with the lender because of rate and they leave the lender because of service,” says Pierre Serré, vice-president, insurance product and business development, with CMHC.

Consumers are more aggressive shoppers when they are seeking a mortgage to buy their first home than they are upon renewal. Only 57% of first-time buyers took out their mortgage with their existing financial institution.

Rob McLister, a mortgage broker and editor of Canadian Mortgage Trends, says the banks are doing more to retain customers but there is a pretty good chance you won’t get the best deal if you renew automatically.

For those desperate for hard data on the effect of Chinese buyers in the Vancouver housing market, answers seemed to come from the most unlikely of sources – China's state run newspaper.

The China Daily ran a story – as I reported in my Blog on Friday – which said that "according to Colliers International, a real estate service provider, the proportion of Chinese buyers in Vancouver's property market is on the rise. At the end of the first quarter this year, it increased to 29 per cent of all home buyers."

The buying is attributed to a desire to move money out of the country, preferably into hard assets, as China restricts home ownership in the country in a bid to cool the market.

This all matters because market watchers are increasingly anxious about the state of Vancouver's real estate industry, with recent reports suggesting it is now the third most expensive in North America.

I thought it would be interesting to post this article that I found in China Daily that gives the Chinese perspective on buying real estate overseas.

 

BEIJING: An increasing number of China's rich are snapping up properties overseas in the expectation that domestic inflation will continue to rise after the consumer price index reached a 34-month high in May.

According to Colliers International, a real estate service provider, the proportion of Chinese buyers in Vancouver's property market is on the rise. At the end of the first quarter this year, it increased to 29 percent of all homebuyers.

In the past six months, Chinese spent 1.3 billion yuan ($200 million) through Colliers' international property department, with Canada, the UK and Australia topping the buying list.

"We are expecting a clear increase in the extent of mainland buyers' purchases of overseas properties this year because of the government's rigorous restraint on the number of homes a family can buy in key cities,"...

According to a Canada Mortgage and Housing Corp. survey, Canadians are ready for a hike in interest rates and are budgeting accordingly.

The Crown corporation says 80% of Canadians follow a household budget and, when calculating that budget, 71% considered the impact higher mortgage rates would have on their finances.

“We didn’t ask the 20% what they did,” says Pierre Serré, Vice President, Insurance Product and Business Development, about Canadians without a budget and perhaps unready for a coming interest rate hike.
 
But of the group budgeting, another 69% have prepared for the impact of a loss of income and 79% have set themselves up for rising expenses. The survey also found 81% of respondents have set aside some money in their budget for additional savings.

Canadians are also trying to pay down their mortgages as fast they can with 75% of respondents saying it was important to pay off the debt as soon as possible. To that end, 39% say they set their mortgage...

"You better buy a house in this market before it's too late."

How many times have you heard those words? The panic thinking is driven partially by prices continuing to rise to record levels but also by the sense that near-record-low interest rates could rise at any moment.

The sense of desperation is to buy now out of fear you won't be able to get it tomorrow.

It's hard to measure desperation, but a recent survey from Toronto-Dominion Bank on first-time homebuyers might imply there is some urgency in the marketplace.

The survey found 45% of Canadians are willing to buy their home independently without a co-signer. Traditionally people wait until they are married to buy that first home but now they want to establish equity early so they can get their foot in the market.

More worrisome out of the TD report was the statistic that buyers are doing less research before jumping in. The bank said mortgage pre-approvals are down to 72% from 84% a year ago and home inspections have dropped from 85%...

Metro Vancouver’s luxury homes appear to be more popular than ever.

A survey by Macdonald Realty has concluded that Metro Vancouver is set to break all records for a fourth consecutive year, with a projected 792 sales this year of homes valued at more than $3 million — up from the 550 luxury sales predicted earlier this year.

The 792 sales would be more than double the 375 sold in 2010 — itself a record — and nearly four times the 2009 sales number of 209.

The 2010 total has already been surpassed, with 384 homes over the $3-million price point sold so far in 2011, according to Macdonald Realty.

There have also been 66 homes over $5 million sold so far, and a predicted 132 over$5 million by the end of the year.

A total of 40 condos over $3 million have so far been sold, including seven over $5 million.

However, the trend partly reflects price increases that have pushed previously cheaper homes over the $3-million luxury home threshold.

Canada's housing market is entering overheated territory and many Canadians could be financially hurt once interest rates begin to rise, Bank of Canada governor Mark Carney is warning.

The central banker took his case for moderation to Vancouver, the epicentre of Canada's hot housing market where he says home prices are now on par with Hong Kong and Sydney, Australia, as they relate to average incomes.  And some sectors of the market, like condos in big cities, could overshoot because of speculation from foreign investors.  The housing market is still expected to moderate, he said, but recent signals have been mixed.

Carney has been cautioning Canadians for about two years against getting over-extended on mortgage borrowing, but his speech to the Vancouver Board of Trade suggested some frustration that his words have mostly fallen on deaf ears.  The governor said he has been expecting the housing market to slow, but besides some stuttering signals, it has recently picked up...

Home sales in B.C. edged down one per cent to 7,857 units in May compared to the same month last year, according to a B.C. Real Estate Association survey released Wednesday.

 

The report also said that the average price of a home climbed 20 per cent to $596,872 last month compared to May 2010.

 

However, BCREA's chief economist said the soaring price shouldn't be taken too seriously, because the provincial numbers were skewed by sales of expensive homes in Metro Vancouver's priciest neighbourhoods.

 

"With the average price, you need to take it with a grain of salt," Cameron Muir said. "The reality is that the average price does not indicate where the market is going. It [Vancouver housing] is skewing the average price higher than market conditions suggest."

 

Muir said that a more precise indication of the overall market is the benchmark price - only tallied in Metro Vancouver and the Fraser Valley - which measures the price of a typical home in the area.
