In many markets around the lower Mainland lock boxes are essential tools for a Realtor. In these markets it is customary for the listing agent to not be present for all or most showings. In North Vancouver lock boxes are rarities. In fact, outside of a few Realtors they are just not used. It is more common for the listing agent to be present for all showings. |

The lock box model works nicely in suburban and rural areas where listings are far apart making it difficult for the agent to be present at showings. They are also convenient in that the property is always available no matter the listing agent’s schedule. High volume agents often use them as they are just not able to accommodate showings personally due to the volume of listings that they work with at any given time. This is a different type of service that works for some and not for others. That being said, the important question to ask is whether a lock box is most beneficial for you as a seller and whether it will expedite the sale and maximize your selling price.
North Vancouver’s housing market is very competitive. By being present at showings we can deal with objections personally, answer questions that may impact the potential buyer’s decision process, obtain “in person” feedback and more importantly SELL. A listing Realtor is hired to sell a home. If you are not present while potential buyers are viewing your property you eliminate the opportunity to do your job. |
