The big sell: Despite recent reports that Vancouver’s real estate market is stabilizing after the soaring prices of last year, there are still some properties where multiple offers are pushing the final sale price to an amount considerably higher than the listed price. That was the case with this East Vancouver home, which received eight offers.

The reasons for its popularity?

A 1910 home that retains its heritage style, a location in the Commercial Drive neighbourhood close to schools, shopping and parks, easterly views across Vancouver, and efficient updates to the kitchen, bathroom and electronics.

There are french doors at the front and back of the property, wood-trim doorways and windows, a veranda in the front, a large sundeck off the dining room and kitchen at the back.

As well, the residence has two full bathrooms, three bedrooms upstairs (including the master with a private balcony), ample storage, and a basement that has a bedroom and a recreation room, but could provide suite potential.

The big sell: The Caulfeild Cove complex was built in 1974 and features 30 units that enjoy an outlook across manicured gardens and an outdoor pool.

Listing agent Joanne Renfer confirms that the buyers were attracted by these amenities, but also by the amount of space of this townhome, which has more than 2,000 square feet on three levels.

The interior has a bright, contemporary design with vaulted ceilings, skylights, a natural gas fireplace, and over-height doors that lead to a private, slate-covered patio complete with a water feature.

The spacious principal rooms can easily accommodate “house-sized” furniture, which means that downsizing buyers do not have to purchase new sets of items. The third floor contains the three bedrooms and a 20-by-11-foot space that could be used as a recreation room or home office. The property is close to Caulfeild Village Shopping Centre, transit, Lighthouse Park and Rockridge secondary school.
